A large part of our valuation work is carried out on behalf of mortgage lenders, but we also do valuations for private individuals involving matrimonial disputes, probates and other legal matters.

Condition Reports
These are typically commissioned by private individuals interested in buying a property. Our key objectives in carrying out a condition report for our clients are as follows.

1 - Provide a rapid response time to keep to the minimum any delays in them receiving their survey.

2 - To provide a clear, no-nonsense report in simple English which in the main is easily understood.

3 - To provide dialogue with our customers to ensure they fully understand the content of their report to help them be confident in making whatever decisions might be necessary in relation to the purchase of the property in question.

In respect of conditions report, we can provide a variety of reports, depending upon the depth into which a customer wishes to go. The common types of condition report we carry out are as follows:

Expert Witness Service
In addition to carrying out valuations and condition reports, we do also act as Expert Witnesses where detailed valuation information might be required, for example in some legal disputes.

How does the survey process work?
It is, a simple step-by-step procedure as follows.

  • Customer requests a valuation

  • We offer a quotation of costs

  • Customer instructs ABS Surveyors

  • We book an appointment with selling agent or the owner

  • We inspect the property

  • We write the report

  • We transmit the report to you by e-mail or post

  • We will then talk through contents of the report with you face-to-face or over the telephone

  • You are then equipped with the correct information.

    Until the public come to buy a property, it is unlikely they will require the
    services of a Surveyor. At ABS Surveyors we specialise in conducting various
